Our Process

How a Restoration Job Gets Done

Restoration work involves multiple phases, and each one builds on the last. Skipping steps or rushing drying leads to callbacks and additional problems down the road — mold behind walls, warped flooring, persistent odors. Manar Park Restoration follows a disciplined process that addresses the cause, not just the visible damage.

Here's what to expect when you call us, from the first conversation through the final walkthrough of your restored property.

01

Initial Contact

Same day

You call or submit a contact form. We ask a few questions to understand what you're dealing with — what happened, when it happened, and what the visible damage looks like. This helps us prioritize and come prepared with the right equipment.

02

Damage Assessment

1–3 hours on-site

We arrive and conduct a thorough inspection. For water damage this includes moisture mapping with thermal cameras and meters. For mold we do air and surface sampling. For fire and storm damage we evaluate structural integrity, smoke penetration, and the extent of physical damage.

03

Scope & Documentation

Same day as assessment

Before any work begins, we document all damage with photographs, measurements, and written notes. This documentation supports your insurance claim and gives you a clear picture of what needs to be done. We present a written scope of work so there are no surprises.

04

Containment & Emergency Mitigation

Begins immediately

Stopping the damage from spreading is the first priority. For water jobs this means extraction. For mold it means sealing affected areas. For fire and storm damage this means emergency board-up and tarping. We use negative air pressure and physical barriers to contain contaminated areas.

05

Cleanup, Drying & Remediation

3–10 days typical

This is the core of the restoration process. We deploy industrial air movers, dehumidifiers, and HEPA air scrubbers. For water jobs we monitor moisture levels daily and adjust equipment placement. For mold jobs we remove affected materials and treat surfaces. For smoke damage we apply odor elimination treatments.

06

Structural Repairs

Varies by scope

Once affected materials are removed and the area is dry and clean, structural repairs begin. This may include replacing drywall, framing, flooring, or other building components. We work to return the property to its pre-damage condition.

07

Final Walkthrough

1–2 hours

Before we call the job complete, we do a final walkthrough with you. We verify moisture readings are within acceptable levels, confirm no odors remain, and make sure all repairs are solid. If anything needs attention, we address it before closing out.

Equipment We Use

Truck-Mounted Water Extractors

Remove large volumes of standing water rapidly

Portable Extraction Units

Reach areas truck mounts can't access

Commercial Air Movers

Accelerate evaporation from structural materials

LGR Dehumidifiers

Low-grain refrigerant units for deep structural drying

Thermal Imaging Cameras

Detect hidden moisture behind walls and under floors

HEPA Air Scrubbers

Filter airborne contaminants during mold remediation

Ozone Generators

Eliminate embedded smoke and musty odors

Moisture Meters

Track drying progress with precise daily readings

Realistic Job Timelines

Every job is different — these are typical ranges, not guarantees.

Minor water intrusion (single room)3–5 days
Moderate water damage (multiple rooms)5–10 days
Mold remediation (contained area)2–5 days
Fire & smoke cleanup (residential)1–3 weeks
Storm damage — emergency mitigation only1–3 days
Full restoration with reconstructionSeveral weeks (scope dependent)

How We Work with Insurance Claims

When an insurance claim is involved, documentation is critical. From the assessment phase forward, we photograph damage, log moisture readings, and write a detailed scope of work that your adjuster can use to evaluate your claim. We're familiar with what insurance companies look for and make sure nothing is missed.

We work alongside your adjuster — not against them. Our job is to accurately represent the damage and the required remediation. We don't inflate scopes, and we don't underrepresent work to close a job faster. The goal is an accurate picture of what happened and what it takes to fix it.

If you haven't filed a claim yet and are unsure whether you should, we'll help you understand your damage clearly so you can make an informed decision.
